PROPOSAL TO DEVELOP A MEDICAL FACILITY AT MATO SERRAO.

The Site

The situation of Mato Serrao is ideal. It is on the periphery of Carvoeiro, easily accessible and with ample parking space. The infrastructure is on a large plot with attractive gardens, pool area and terraces. The infrastructure comprising 11 apartment and a reception/admisitration area is in excellent condition and lends itself to providing either consulting suites, in patient accommodation or a combination of the two.

It is encouranging that the relevant authority in the town hall has stated that in principle, it would look favourably upon a planning application for such a facility.

Type of Development

The possible options for the type of development are:-

1) A series of Consulting Suites for General Practitioners, Special Medical Practitioners and allied disciplines such as Dentistry, Physiotherapy, Acupuncture, Sports Medicine etc.

2) All of the above, plus diagnostic facilities including pathology laboratory, radiology, imaging.

3) All of the above, plus a limited theatre facility for minor surgery and endoscopy.

4) A comprehensive small hospital facility including in-patient beds, major operating theatre facility and CT/MRI scanning.

Who Would the Developers Be?

 This would depend very much upon which of the above options were pursued, whether capital or a revenue stream (after further investment) is required by the current owners and the extent to which the current owners (and Associates) wish to be involved in the development of the facility.

For example, it Option 4 were pursued, because of the necessary investment of several million Euros, the specialist expertise necessary to provide operating theatres etc.and the complex planning legislation, it would require an existing experienced Private Hospoital Development Company to take it forward..

With the other three options, there would need to be a progressively increasing level of investment and expertise required as one moves through options 1-3.

Option 1 would need relatively little investment.

Options 2 and 3, because of the necessity for increased investment and expertise this would lend itself to development by an entrepreneurial individual/group.
